What to have ready

The address or at least the city and property type
Purchase price, or the current value for a refinance
The rent you expect, or the existing lease
An insurance quote for a landlord policy
HOA dues, if the property has an association
The entity that will take title, if any

What we cannot take

Owner-occupied property, second homes, and anything a borrower or their family intends to live in. The occupancy question on the form is not a formality: if the answer is not investment, non-owner-occupied, the form will not submit and the file cannot be accepted.

What happens after you send it

A broker reads the inputs, asks for anything that is missing, and takes the file to lenders whose guidelines fit. You get the options with their trade-offs — leverage, structure, prepayment terms, cost — and you decide whether to go further.
