The short version: this site is education about business-purpose DSCR financing in LA and the Inland Empire, Loan Daddy LLC is a broker rather than a lender, we publish no rates, and nothing here is an offer, an approval or advice.
Acceptance
By using this site you agree to these terms. If you do not agree, do not use the site. The terms may be updated; the version published here is the version that applies.
Educational purpose
The content on this site is general education about business-purpose real estate financing. It is not legal, tax, accounting or investment advice, and it is not a substitute for advice from a licensed professional who knows your situation. Where an article touches on law or tax — property assessment, rent regulation, entity vesting — it says so and points you elsewhere.
No offer, no approval, no rates
Nothing on this site is an offer to lend, a commitment to lend, a rate quote, an approval or a preapproval. Pricing is determined per scenario by a wholesale lender after review. All loans are subject to underwriting and lender or investor approval, and terms can change before closing. This site intentionally publishes no interest rates or pricing figures.
Business-purpose limitation
The financing described here is for non-owner-occupied investment property only, and never for personal, family or household use. Requests for owner-occupied property cannot be accepted through this site, and the intake form blocks them.
Broker role
Loan Daddy LLC is a mortgage broker, not a lender. It arranges and shops financing from wholesale lenders. It does not lend its own funds and does not fund loans. Licensing detail is on the licensing page.
Calculator and estimates
The calculator output is an estimate produced from the numbers you enter. It does not account for vacancy, maintenance, management, reserves or a lender's own rent methodology, and a lender's calculation can differ. Do not rely on it as an approval estimate or as a projection of investment performance.
Accuracy and third-party links
We try to keep the material accurate and current, and we correct errors when we find them. We do not warrant that every page is complete or current at the moment you read it, particularly where rules and markets change. Links to third-party sites are provided for reference and do not imply endorsement.
Intellectual property
The text, layout, wordmark and illustrations on this site belong to Loan Daddy LLC. You may read, quote briefly with attribution, and link to pages. You may not republish substantial portions without written permission.
Limitation of liability
To the extent permitted by law, Loan Daddy LLC is not liable for indirect, incidental or consequential damages arising from use of this site or reliance on its content. Nothing in these terms limits liability that cannot be limited under applicable law.
