LA and Inland Empire DSCR loan questions

Short version: a DSCR loan qualifies an LA or Inland Empire rental you will not live in on its rent versus the full monthly payment, not your tax returns. Local rules decide what rent counts: the City of LA RSO, home-sharing limits on STRs, county STR permits in the IE mountains and desert, and Mello-Roos and insurance costs in the payment.

Section 1

The basics

What is a DSCR loan?

It is a business-purpose mortgage for an investment property that is underwritten on the property’s income rather than on the borrower’s tax returns. The lender divides the rent by the total monthly cost of owning the property — principal, interest, property taxes, insurance and association dues — and decides whether the coverage is enough.

Is DSCR Loans LA & Inland Empire a lender?

No. DSCR Loans LA & Inland Empire is a Loan Daddy LLC brand, and Loan Daddy LLC is a mortgage broker, not a lender. We gather a scenario, take it to wholesale lenders, and bring back options. The funding decision is theirs, and the loan documents will name the lender, not us.

Can I use a DSCR loan for a home I will live in?

No. These are business-purpose loans for non-owner-occupied investment property, and this site only works on that kind of file. If you or your family intend to occupy the property, even part of the year, you need a consumer mortgage conversation with a different broker.

Do you publish interest rates?

No. Pricing depends on the property, the leverage, the credit profile, the prepayment structure and the lender, so a published number would be misleading. A rate appears only after a specific scenario is reviewed and quoted.

Section 2

The ratio

What DSCR do I need?

It depends on the program, the leverage and the property type. One is the line most programs are built around, with more flexibility above it and fewer options below. The minimum a specific lender will accept on a specific property is quoted per scenario rather than published.

What counts in the denominator besides principal and interest?

Property taxes, landlord insurance, and association dues. Some programs also include flood insurance where required, special district assessments that ride on the tax bill, and other recurring assessments. The more complete the cost stack, the more realistic the ratio.

Is the rent my tenant pays or the market rent?

Usually the lower of the two, or an appraiser’s market rent conclusion when the property is vacant or the lease is below market. The method a lender uses is stated in its guidelines, and it can change the qualifying loan amount significantly.

Does the calculator on this site match what a lender will calculate?

It is close, but not identical. Lenders may use a different rent figure, apply a vacancy factor, or include cost items the worksheet does not ask for. Treat the calculator as a way to test whether a deal is in the right neighborhood before you spend money on an appraisal.

Los Angeles and Inland Empire specifics

How do I know whether my LA building is rent-stabilized?

The Los Angeles Housing Department says the Rent Stabilization Ordinance generally covers rental units in buildings first issued a certificate of occupancy on or before October 1, 1978, plus some replacement units. Check the certificate of occupancy and the city’s records, and bring the RSO registration if the property has one.

Can I use projected Airbnb income on a house in the City of Los Angeles?

Usually not for an investment property. The city’s Home-Sharing Ordinance limits short-term rentals to the host’s primary residence. Because DSCR loans through Loan Daddy are only for non-owner-occupied property, plan on long-term market rent.

Do I need a permit for a Big Bear-area or desert short-term rental?

If the property is in an unincorporated area of San Bernardino County, the county requires a short-term rental permit for rentals of 30 consecutive days or less, and zoning limits where they are allowed. Properties inside an incorporated city follow that city’s rules. Lenders that count booking income will want the permit status.

Will Mello-Roos taxes affect my DSCR in the Inland Empire?

Yes. Community facilities district taxes and other direct assessments are on the property tax bill and count in the monthly payment the lender uses. Newer subdivisions are more likely to have them. Use the full tax bill when you estimate your ratio.

Can I finance an LA duplex with an unpermitted garage unit?

You can usually finance the permitted units. Lenders and appraisers often won’t count rent from an unpermitted unit, and some programs won’t lend on the property until it is legalized. Bring the permit history and any legalization plan.

Can you arrange a DSCR loan in every Inland Empire city?

Loan Daddy is a broker, not a lender. We compare wholesale programs, and each lender sets its own coverage, property-type and condition rules. Most metro addresses have options, but rural, mountain and desert properties can narrow the list. Send the address and we will check.

Why does insurance matter so much for an Inland Empire file?

In the foothill and mountain areas, wildfire exposure drives both the availability and the cost of landlord coverage, and a standard policy may need a state-pool backstop plus a difference-in-conditions policy. The premium lands directly inside the ratio, so a binding quote belongs in the file early.

Section 4

The file and the process

What do you need to price a scenario?

The address and property type, the purchase price or current value, the expected rent or existing lease, the tax estimate after reassessment, an insurance quote, association dues if any, the loan amount you have in mind, a rough credit picture, available reserves, and the entity that will take title.

How long does a DSCR loan take?

It depends on the lender, the appraisal and the insurance. A clean file with a completed appraisal moves faster than one waiting on a carrier or a condominium questionnaire. We give you a realistic timeline after the file is assembled rather than a number designed to win the conversation.

Can I hold the property in an LLC?

Yes on most programs, with the entity documented, in good standing, and the principals guaranteeing the loan. If the property is already owned personally, transferring it into an entity has property tax consequences that should be checked before any deed is recorded.

Does applying pull my credit?

Submitting the form on this site does not authorize a credit pull. A credit report is part of a full application, and we will tell you when that step is happening and why.

What happens after I send a scenario?

A broker reviews the inputs, asks for anything missing, and takes the file to wholesale lenders whose guidelines fit the property. You get the options with their trade-offs — leverage, structure, prepayment terms — and you decide whether to proceed.
